Renting a Home in Uithoorn

A peat village on the Amstel that has been connected to Amsterdam Zuid by tram since July 2024.

Uithoorn is not a commuter village that just happened to end up next to Amsterdam. It is a peat settlement that has existed for over two hundred years, built along the bends of the Amstel at a place where peat was once extracted. That river still defines the character of the core: the village center winds along with the water, the oldest houses have their feet on the bank. The fact that the village has grown into a municipality of over 32,000 inhabitants (2026) does little to change this. Uithoorn feels smaller than it is.

What has changed, however, is accessibility. Since July 2024, the Uithoornlijn, tram line 25, runs from Uithoorn Centrum via Amstelveen to Amsterdam Zuid station. Thirty minutes, every ten minutes during rush hour. For those considering renting a home in Uithoorn, this is a tipping point. Schiphol is a fifteen-minute drive away, Amsterdam twenty minutes by car. And now also by tram. The combination of village living on the Amstel and truly functional public transport towards the city is rare in this region.

The Ribbon along the Amstel: Where the Village Began

The old center of Uithoorn follows the river. The Amstel makes a few prominent bends here, and the development has literally grown around them. Along the water stand older buildings, sometimes monumental, sometimes modest but always with a view of the river or the polders behind it. It is the type of village center that is becoming increasingly rare in the Amsterdam region: small-scale, historic, with a bakery and a terrace by the water.

Rental homes in the center are scarce. The offerings consist of a handful of upper floors, older single-family homes, and occasionally a detached house that comes onto the market. Turnover is low. Those who live here, stay. The Uithoorn Centrum tram stop is within walking distance, and the shopping area is just around the corner. It is the most expensive place to rent in Uithoorn, but also the place with the most character.

Legmeer: The Largest District with the Newest Tram

With approximately 8,600 inhabitants, Legmeer is the most densely populated district of Uithoorn. The district was built from 1972 onwards and features the spacious layout characteristic of that period: wide streets, lots of greenery, playgrounds between the houses. The housing supply consists of single-family homes, drive-in homes, and apartment complexes. Most houses have a front and back garden, and the plots are larger than what you find in comparable Amsterdam suburban municipalities.

The Aan de Zoom tram stop is located in Legmeer, directly connecting the district to Amsterdam Zuid without transfers. Construction is still ongoing on the west side: Legmeer-West and the Hof Legmeer project are adding new homes to the district. For families looking for space within cycling distance of the tram, Legmeer is the most obvious choice in Uithoorn.

Zijdelwaard: Four Phases, Four Decades

Zijdelwaard is not one district but four. The first phase dates from the 1960s, the last from the 1990s. This results in a district that varies street by street: the older parts have the characteristic gallery flats and terraced houses of the post-war reconstruction period, while the newer parts are more spacious and greener. The whole is held together by its own shopping center and a network of cycle paths connecting the four parts.

The district is centrally located in Uithoorn, between the old center and Legmeer. The tram stop at the bus station is within cycling distance. The housing supply is varied: terraced houses, semi-detached houses, low-rise apartments. Rental prices in Zijdelwaard are on average lower than in the center or Legmeer, making the district attractive for those who want more square meters for the same budget.

Thamerdal: The First Expansion

Thamerdal is Uithoorn's oldest post-war district. Between 1948 and 1956, almost 850 homes were built here to address the post-war housing shortage. The district has the functional layout of that period: straight streets, gallery flats, terraced houses with small gardens. It is not a district that wins awards for architecture, but it has fulfilled its purpose for seventy years.

In recent years, parts of Thamerdal have been renovated and made more sustainable. The homes have become more energy-efficient without compromising the district's character. For tenants, this means lower heating costs in homes that still look the same from the outside. Thamerdal is close to the center and the Amstel, and rental prices are the lowest in Uithoorn.

De Kwakel: Horticultural Village with its Own Identity

De Kwakel belongs to the municipality of Uithoorn but feels like a different village. And it is. With approximately 5,200 inhabitants, De Kwakel has its own core, its own associations, and a character rooted in horticulture. The greenhouses and flower fields that defined the landscape here for decades have partly disappeared, but the ribbon development along the polder dikes recalls the agricultural past. Newer single-family homes can be found in the De Kuil neighborhood.

Rental homes in De Kwakel are rare. The village is small, turnover minimal. But when something becomes available, it offers something the rest of Uithoorn cannot: a truly rural feel, with cows in the meadow and dikes as streets. The tram stop in Uithoorn can be reached by bike in ten minutes.

The Amstel as a Backbone

Uithoorn is built along the bends of the Amstel. The river is not a backdrop at the edge of the village but its heart. The old center, the catering establishments, the walking paths: everything follows the water. In the summer, boats are moored by the terraces. Few villages in the Amsterdam region have such a direct connection to a river.

Thirty Minutes to Amsterdam Zuid

The Uithoornlijn, opened in July 2024, connects Uithoorn to Amstelveen and Amsterdam Zuid station. Three stops in Uithoorn (Centrum, Busstation, Aan de Zoom), a tram every ten minutes during rush hour. It is the first fast public transport connection Uithoorn has ever had, and it fundamentally changes the village's position in the housing market.

Edge of the Green Heart

South and west of Uithoorn lies the open polder landscape of the Green Heart. Peat meadows, ditches, farms. The transition is abrupt: on one side of the road are terraced houses, on the other cows graze. This combination of development and open land is characteristic of Uithoorn and its surroundings.
