Renting a Home in Roermond

Where the Roer flows into the Meuse, amidst gravel pits and a city center full of Cuypers' architecture.

Roermond owes its name to what it literally is: the mouth of the Roer into the Meuse. These two rivers define the character of a city that feels larger than its 61,000 inhabitants (2025) suggest. A medieval city center with more national monuments than you'd expect from a Limburg city of this size. Thirty square kilometers of Maasplassen (Meuse Lakes) west of the city. An intercity station that takes you to Eindhoven in half an hour. Anyone considering renting a home in Roermond will find themselves in a city compact enough for cycling, but with enough depth to never get bored.

The City Center: Living Among Cuypers' Monuments

Pierre Cuypers, the architect of the Rijksmuseum and Amsterdam Centraal, was born in Roermond in 1827. He became city architect, built and restored churches, designed the Teekenschool (Drawing School), and left his mark on streets you walk daily. The Munsterkerk with its two rectangular towers, the Minderbroederskerk, the kiosk on Munsterplein. His former home and studio is now the Cuypershuis, a museum just a ten-minute walk from the Markt.

The city center itself is a maze of medieval streets, squares with terraces, and shop premises with homes above them. Rental properties here are almost always apartments or upper floors. Space is limited, demand is high. But those who live here have Munsterplein as their backyard and the Roer as a walking route to the suburbs.

Maasniel: The Village That Joined the City

Until 1959, Maasniel was an independent municipality. You can still notice that. The core has its own church, its own shops, and an atmosphere that is more village than city district. Predominantly low-rise, single-family homes with gardens, streets where children play outside. Maasniel attracts families who want the amenities of Roermond without taking on the urban life.

The rental housing supply in Maasniel mainly consists of terraced houses and corner houses. New construction has been limited, meaning the existing supply dominates: homes from the sixties and seventies, sometimes renovated, sometimes in original condition. The distance to the center is three kilometers. By bicycle, you're there in ten minutes.

Herten: Rural Living with a Motorway Connection

Herten shares Maasniel's profile: a former village with its own identity, annexed by the growing city. The buildings are predominantly post-war, with single-family homes on spacious streets. The rural character here is even stronger than in Maasniel. Meadows and orchards border the residential streets.

What distinguishes Herten is its location: close to the A73 towards Venlo and Maastricht, and a short distance from the Maasplassen. For those who commute by car and want to be near the water in the evenings, Herten is a logical choice. The supply in the private sector is smaller than in the city, but the homes are generally more spacious.

Swalmen: The Largest Church Village

Swalmen was an independent municipality until 2007 and is by far the largest village core within Roermond. It has its own facilities, sports clubs, and a village square with catering. The Swalm, a tributary of the Meuse, flows right through it. The district has both a historic core with older buildings and new construction expansions on its edges.

For renters who consciously choose village living but don't want to fall outside Roermond's municipal boundaries, Swalmen is the most independent alternative. The train to Roermond city center takes five minutes. To Eindhoven, half an hour.

Donderberg: The Neighborhood in Transition

Donderberg is Roermond's large post-war expansion district: flats and terraced houses from the sixties and seventies, built during the period when every Dutch city seemed to need its own Bijlmer. The neighborhood has a multicultural character and a housing stock with a lot of social housing.

In recent years, Donderberg has undergone a large-scale renovation. Homes have been demolished and replaced, public spaces have been redeveloped. For renters in the private sector, Donderberg is relevant because properties become available more often here than in more popular neighborhoods. The homes are functional, the location relative to the center is good, and the neighborhood is visibly changing.

The Maasplassen: Thirty Square Kilometers of Water on Your Doorstep

The lakes west of Roermond are not natural lakes. They were formed by gravel extraction from the floodplains of the Meuse, a process that took place on an industrial scale after the Second World War and largely ceased around 1990. What remained is a continuous water area of about thirty square kilometers: the Oolderplas, Hatenboerplas, Lange Vlieter, Asseltse Plassen.

Swimming, sailing, kayaking, diving. Beach resorts and beach clubs in the summer, tranquility and meadow birds in winter. At Marina Oolderhuuske, there are floating villas on stilts that move with the water level. It's the kind of living you'd expect in Scandinavia rather than Limburg. For renters in Roermond, the Maasplassen are not an abstract recreational spot but an accessible area for daily use. From Herten or Maasniel, you can cycle there in ten minutes.

The Architect of the Netherlands Came From Here

Pierre Cuypers (1827-1921) designed the Rijksmuseum, Amsterdam Centraal, and over a hundred churches. He was born in Roermond, became its city architect, and left a legacy that gives the city an architectural density far above average for a city of its size.

Intercity Hub in Central Limburg

Roermond Station is at the crossroads of the Eindhoven-Maastricht line and the A2/A73. A half-hour train ride to Eindhoven, a half-hour to Maastricht, fifteen minutes to Venlo. Düsseldorf is an hour away by car. This position makes Roermond more accessible than many people think.

Gravel Pits Became a Recreational Paradise

The Maasplassen were formed by decades of gravel extraction. What was an industrial landscape is now the largest connected inland water area in Limburg. Swimming, sailing, and kayaking within cycling distance of the city.

Starters and the Roermond Market

The rental market in Roermond is tighter than the city might initially suggest. Of the housing stock, 45 percent is rental property, but a large part of that is social housing with waiting lists. In the private sector, the supply is limited and moves quickly. This is especially a challenge for starters: income typically needs to be three to four times the monthly rent, and for popular homes in the center or Maasniel, dozens of candidates respond.

Practically, this means: have pay stubs and employer statements digitally ready, respond immediately when something comes online, and be willing to look more broadly than just the city center. Donderberg, Herten, and the outskirts of Swalmen offer rental properties that experience less competition.
