Renting a Room in Breda — No University, But a Room Shortage

The search begins earlier than you think.

Though Breda does not have a university, it attracts tens of thousands of students with Avans University of Applied Sciences and Breda University of Applied Sciences (BUas). A significant portion of these students live in rooms — and the supply consistently fails to meet this demand. This shortage is not an abstract concept: international students unable to start their studies because they cannot find a room is not an exception in Breda. For Dutch students, it means you cannot wait until August to start searching.

Rooms in Breda

The room market in Breda works differently than in university cities like Utrecht or Groningen. There is no large central campus complex. The supply is spread across the city center, private properties, and a handful of corporation complexes. Three housing corporations — WonenBreburg, Alwel, and Laurentius — together manage the majority of regulated student rooms and offer them via Klik voor Kamers. Additionally, there is a large private market where prices, quality, and reliability vary greatly. Those who search smartly combine both channels.

Klik voor Kamers: Breda's Allocation System

Most regulated student rooms in Breda are offered through Klik voor Kamers (klikvoorkamers.nl), a joint initiative by WonenBreburg, Alwel, and Laurentius. Registration is free and provides access to three allocation systems: first response (the first to react gets the room), lottery, and waiting list. The applicable system varies per complex.

First response

Speed counts. The first suitable candidate to respond is offered the room.

Lottery

All responses within the deadline participate. Fair, but unpredictable.

Waiting list

Longest registration time wins. Therefore, register as early as possible — even before your final study choice.

An important detail: if you are offered a room via Klik voor Kamers and you refuse, you lose your priority status and start over. So, only respond to rooms you genuinely want. WonenBreburg manages room complexes in Breda at locations such as Nassaustraat, Epelenberg, Achter de Lange Stallen/Stallingstraat, and Scheldestraat/Demerstraat. At the latter address, free allocation applies: current residents may nominate a housemate themselves. This brings us to the phenomenon of room-seeking interviews (hospiteren).

Hospiteren in Breda: How it Really Works

For free allocation and in many private student houses, the current residents decide who will join them. This happens via room-seeking evenings (hospiteeravonden): you are invited, have a drink, talk about yourself, and hope the group chooses you. It sounds informal, but the competition is real — popular houses receive ten to fifteen candidates for a single room.

What helps: be prepared but not artificial. Residents are looking for someone who fits the house, not the most impressive CV. Ask specific questions about house rules, cleaning schedules, and noise levels. This shows you are seriously considering it. And be honest about your expectations — if you go to bed at eleven every night, a house that parties four times a week probably won't be a good fit. And vice versa.

It takes an average of two to four hospiteeravonden before you secure a room. Don't be discouraged after the first rejection — that's part of the process.

Where in Breda to Look for a Room?

The Breda room market is concentrated in a few clearly defined areas, each with its own character and price level.

Around Grote Markt and Haven

The historic center is the most sought-after and most expensive. Student rooms here are in characteristic buildings above shops, on side streets of the Grote Markt, and around Valkenberg. The location is ideal — all pubs, shops, and student associations are within walking distance — but the rooms are often smaller, older, and noise pollution on Thursday and Saturday nights is a given. If you want to embrace the Burgundian student life of Breda, this is the perfect place. If you want to sleep early, it's better to look elsewhere.

Schorsmolen and Belcrum

Immediately north of the station are Schorsmolen and Belcrum. Schorsmolen has one of the highest percentages of single people in all of Breda and a transient character: many starters and students. The neighborhood largely consists of mid-rise residential complexes from the nineties, less atmospheric than the city center but a lot more affordable. Belcrum, on the other side of the tracks, is trendier and more expensive than it once was — but there are still affordable rooms in the older buildings along Speelhuislaan.

Valkenberg and Tramsingel

On the eastern edge of the center, around Valkenberg park, a relatively large number of students and young people live. The neighborhood is greener than the city center and a bit quieter, but still within walking distance of everything. On Tramsingel is T63, a student housing project with independent studios including private bathroom and kitchen — a more expensive alternative to the classic shared room, but popular with international students and interns.

The rental prices for rooms in Breda depend on size, location, and whether the room is independent or not. For a non-independent room (shared kitchen and bathroom), you are typically at the lower end of the market. An independent studio with its own facilities quickly costs significantly more. Pay attention to additional costs. For the first month, in addition to rent, you also pay a deposit — usually one month's rent. Some platforms charge registration fees of €30 to €40 for access to the full offer. On top of that, commercial intermediaries sometimes charge administration costs that can add up to a month's rent. International Students: Start Three Months Earlier

BUas attracts students from all over the world with its English-language programs in Tourism, Games, Logistics, and Hospitality. For them, the room hunt is extra difficult: you don't know the city, you don't have a network, and you depend on what you find online. The municipality has expanded the hospita regulation — throughout Breda, homeowners may rent out two rooms to students without a permit — but the supply of furnished rooms for short stays remains tight.
