At the same time, this is a city of 165,000 inhabitants with an intercity station (Amersfoort 25 minutes, Amsterdam 55 minutes), a city center undergoing significant renovation, and rental prices structurally lower than in the Randstad. Apeldoorn is not a trendy city and makes no effort to be one. It is a practical city: spacious, green, easily accessible, and affordable. For those seeking this in an apartment, the offer is larger and more varied than most people expect.

Villas, 'cauliflower' districts, and Vinex: three Apeldoorns

The apartment offerings in Apeldoorn can only be understood if you know its building history. The city has grown in distinct layers, and each layer yields a different type of housing.

The old city center and De Parken. The city center around Hoofdstraat and Marktplein, surrounded by the De Parken district — one of the most characteristic villa districts in the Netherlands. Stately avenues, mansions, old trees, close to the forest. The apartment offerings here consist of floors and upper-floor apartments in divided mansions or above shops in the center. Compact, characterful, pricey by Apeldoorn standards. De Parken is the most expensive district in the city.

The post-war ring. Zevenhuizen (1960s, porch-access flats, mixed reputation), parts of Apeldoorn-West and Zuid (1950s to 1970s). Here you'll find the most affordable apartments: gallery flats, porch-access homes, smaller complexes. The buildings are older, energy labels vary, but the supply is the most abundant and prices are the lowest.

The Districts: Where to Look?

City Center — Renewal in Full Swing

Apeldoorn's city center is undergoing a transformation. Hoofdstraat, Marktplein, and surrounding streets are being redesigned — more greenery, more public space, less through traffic. The apartment offerings consist of upper-floor apartments and floors in older buildings, sometimes renovated. The station is a ten-minute walk away. Everything is within walking or cycling distance: shops, restaurants, theater Orpheus, cinema. This is the logical starting point if you want to live centrally and don't need a car.

De Parken — Villa Ambiance with Forest Edge

Directly west of the center. Wide avenues, stately mansions and villas, old trees, the forest begins at the edge. The apartment supply is limited and exclusive: floors in divided villas or mansions. The atmosphere is quiet and green — this is where Apeldoorn feels like a park landscape. Prices are the highest in the city, but still a fraction of what comparable homes in the Randstad cost. Close to Apenheul and Berg en Bos.

Welgelegen — Close to the Station

East of the center, between Apeldoorn station and Osseveld. A practical district for commuters: the station is within walking distance. Mixed development — post-war homes and newer complexes. The apartment supply is reasonable and varied. Less character than De Parken or the center, but functionally strong due to its proximity to the station.

Zevenhuizen — The Affordable Alternative

The most talked-about district in Apeldoorn. Built in the 1960s, with porch-access flats and gallery homes. Its reputation is mixed — some neighborhoods are less popular, others are quiet and well-maintained. But the facts speak for themselves: here you'll find the lowest rental prices in the city, the largest selection of apartments, and the city center is a ten-minute bike ride away. Those willing to look past the image will find the most offerings here.

De Maten — The 'Cauliflower' District with its Own Train Stations

Apeldoorn's largest district: 26,000 inhabitants, seven neighborhoods (De Hoeken, De Horsten, De Parken, De Dreven...), three shopping centers, its own train station (Apeldoorn De Maten). Built between the early 1970s and late 1980s — the period of more spacious homes, larger gardens, 'cauliflower' urban planning. The apartment supply is more limited than in Zevenhuizen — De Maten is primarily a single-family home district — but there are complexes with flats, especially in Matendreef and Matenhorst. Quiet, child-friendly, well-connected.

Osseveld — Vinex with its Own Station

Built from the 1990s as a Vinex district. Its own train station (Apeldoorn Osseveld), its own swimming pool, its own shopping center, stately avenues like Waterlei and Zonnewende. Predominantly single-family homes, but also some apartment complexes. Modern, well-insulated, fully equipped. Ten minutes by bike to the center.

Zuidbroek — The Newest District

The youngest expansion district, northeast of the city, built around the hilly De Vellert park. Still under development — the plan allows for 3,100 homes. The district center Het Kristal (supermarket, shops, grand café) is its heart. Directly on the A50. The apartments here are the newest in the city — good insulation, modern design. Limited but growing supply.

Apeldoorn is noticeably cheaper than Amersfoort, Utrecht, or Amsterdam. A two-room apartment in Zevenhuizen costs a fraction of what you would pay in the Randstad. Even in De Parken or the city center, prices are below the level of comparable districts in Hilversum or Haarlem.

Landlords typically apply income requirements of three times the basic rent (gross). For older apartments in Zevenhuizen or Apeldoorn-West, energy costs can significantly reduce the difference compared to new builds in Osseveld or Zuidbroek. Always ask for the energy label.

The Veluwe as Your Daily Setting

What distinguishes Apeldoorn from any other city of its size: nature is not something you drive to; it's something you live next to. Paleis Het Loo and the Kroondomeinen are on the northwest side. Apenheul and Berg en Bos on the west side. De Hoge Veluwe is a fifteen-minute bike ride away. The Baggelhuizerplas (recreational beach, play island) is on the west side. The Apeldoorns Kanaal runs through the city.

For apartment seekers who work in Amersfoort, Utrecht, or even Amsterdam but don't want to pay the rental prices there, Apeldoorn is a real option — provided you accept the train journey. The connection is good (intercity, frequent), the travel time manageable, and what you get in return in terms of space, greenery, and affordability is nowhere to be found in the Randstad.

How to Find an Apartment

Apeldoorn's market is less tight than the Randstad, but affordable apartments in the center or Osseveld don't come easily here either.

Set up an alert. Filter by district, rooms, and maximum rent. You'll receive notifications for new listings.

Have your documents ready. Copy of ID, salary slips, employment contract. A complete first response counts — even in a market less tense than Amsterdam.

Also look in Zevenhuizen. Its reputation deters many seekers, but the numbers tell a different story: the widest selection, the lowest prices, ten minutes by bike to the center. The district is diverse — some neighborhoods are excellent.

Consider De Maten for space. Further from the center but with its own train station, three shopping centers, and a child-friendly layout. The apartments available offer more square meters for less money.
