What distinguishes Alkmaar from many other cities in North Holland is the jump in scale as soon as you leave the center. Within a few hundred meters, you go from ancient canals to wide, green residential streets with single-family homes. In 2015, the city absorbed the municipalities of Graft-De Rijp and Schermer, which means it now includes truly rural areas — complete with polder landscapes, dike houses, and stolp farmhouses.

The rental offerings in the free sector are diverse. Single-family homes form the core: terraced houses, corner houses, and semi-detached homes in post-war and newer neighborhoods. Alkmaar is divided into eleven districts. For those looking for a house — with a garden, space, and a family-friendly environment — the neighborhoods outside the center are most relevant.

Emmakwartier and Nassaukwartier — Stately Living with Character

Built from 1890, when the Vestingwet (fortification law) was lifted and Alkmaar was finally allowed to grow beyond its city walls. Emmastraat and its surroundings are the showpiece: monumental mansions, wide avenues, and the Alkmaarderhout (the city park) as a backyard. The Nassaukwartier connects directly to it with similar architecture. Here you won't find standard terraced houses but split mansions, spacious apartments, and sometimes a detached house. It's in the premium segment for rental prices, but you get character and space in return that you won't find anywhere else in the city.

Alkmaar-Zuid — The Family Area by the Park

South of the center, adjacent to the Alkmaarderhout and Kennemerpark. The neighborhood scores high with residents due to the combination of greenery, good schools, and proximity to the city center. The housing is a mix of pre-war homes and post-war single-family houses. Quiet, well-maintained, and popular with families with children who want to live within walking distance of the park.

Huiswaard — Surprisingly Good and Undergoing Sustainability Efforts

Between the center and Alkmaar-Noord, often overlooked but valued by residents with a score of 8.2. A green, child-friendly neighborhood with an active community center and a mix of single-family homes from the seventies and eighties. Notably: Huiswaard 1 is at the forefront as one of the first neighborhoods in the Netherlands to become natural gas-free. This means lower energy costs in the long run. The rental offerings are more affordable compared to the center or Emmakwartier.

Oudorp — The Village Alternative

Oudorp doesn't feel like Alkmaar but like a separate village — which it was until 2015. It has its own shopping strip along the Oudorperpolder, low-rise buildings, plenty of space, and a village atmosphere. Here you'll find larger plots and sometimes homes you won't encounter in the city. The location is practical: close to the N9 and with good bus connections to the center. Suitable for renters who desire village tranquility but don't need to be outside the municipality.

De Mare — Spacious and Practical

The largest expansion district, built in the 1980s. It has its own shopping center, sports facilities, and ample parking. The homes are more spacious than in the center, with gardens and storage. Residents sometimes mention the lack of character, but in terms of price-to-space ratio, De Mare is one of the strongest options. Easily accessible via the Schermeerweg and bus routes to the station.

Daalmeer and Koedijk — On the Northern Edge

Daalmeer is a 1970s and 80s neighborhood with a quiet character and good amenities. Koedijk, even further north, feels like a village with old dike houses and a strip along the Noordhollandsch Kanaal. Here you live on the edge of the city with polder landscapes just around the corner. The supply is more limited, but those who find something here live more peacefully than anywhere else in Alkmaar.

Vroonermeer — The Newest Neighborhood

The most recent expansion, where construction is still ongoing. Modern homes with good energy labels, spacious layouts, and plenty of green spaces. Predominantly owner-occupied homes, but the rental supply is growing. The WOZ value here is the highest of all neighborhoods (an average of €510,000), which says something about the quality of the homes. Slightly further from the center but easily accessible by bike and bus.
