Renting an Apartment in Alkmaar: The Complete Neighborhood Guide
From canal houses to new builds — find the neighborhood that suits you.
Alkmaar is a city with two faces. On one hand, there's the historic city center with canals, monumental facades, and the Friday cheese market. On the other hand, modern residential areas like Vroonermeer and De Mare, where new construction sets the tone. For apartment seekers, this mix makes it interesting: you can choose between a characteristic upstairs apartment on the Langestraat or a bright new-build apartment with an elevator and balcony on the outskirts of the city. Alkmaar has over 113,000 inhabitants, making it the largest city in North Holland above the North Sea Canal — with accompanying amenities, but without the hectic character of the large Randstad cities.

Where the Apartment Supply is Concentrated
In Alkmaar, the apartment supply is spread throughout the city, but its nature varies greatly by area. In the city center, you'll live in renovated buildings — sometimes centuries old, with steep stairs and crooked walls, but also with character you won't find anywhere else. Outside the center are the large complexes: gallery-access flats from the sixties and seventies in Overdie, mid-rise buildings in De Mare, and new-build apartments in Vroonermeer.
Canal Houses
Characteristic upper-floor apartments and maisonettes in the city center, often with unique layouts and historical details.
Modern Complexes
Apartments with an elevator, balcony, and parking space in neighborhoods like Vroonermeer, De Mare, and Huiswaard.
Studios
Compact and self-contained, mainly found in the center and Overdie — popular among first-time renters.
An important difference from many other cities: Alkmaar has a relatively large supply of social housing apartments, managed by housing corporations like Woonwaard and Van Alckmar. However, waiting lists are long. In the free sector, the supply is smaller but directly accessible. Most apartments on our platform fall into the free sector.

The Neighborhoods: Where Should You Look?
Alkmaar is divided into eleven official districts, but for apartment seekers, there are five areas that really matter. Each has its own atmosphere, price level, and type of offering.
City Center — Living Among Canals and History
The city center scores an 8.6 among residents, and rightly so. The Langestraat, the Waagplein, the Mient, the canals — you live right in the heart of the city. The apartment supply consists of floors and upper-floor apartments in historic buildings, sometimes with original details like beamed ceilings or mantelpieces. The downside: steep stairs (no elevator), limited parking, and higher square meter prices. But if you love city life and don't need a car, this is the best place in Alkmaar. The weekly market on Friday and the cheese market in season literally take place under your window.
Emmakwartier and Nassaukwartier — Stately and Central
Directly southwest of the city center, built from 1890 when the fortification law was lifted. This is where Alkmaar's most stately homes are located: mansions, 1930s architecture, and monumental facades along Emmastraat and Kennemerstraatweg. The apartment supply is more limited — many properties are single-family homes — but there are apartments in divided mansions that are special in terms of atmosphere and space. Quiet, green (adjacent to the Alkmaarderhout), and within walking distance of the center. Premium segment.
Overdie — Affordable and in Transition
For years, Overdie had a less favorable image, but that is changing. Much renovation is underway, the population is diverse, and the atmosphere is energetic. Here you will find Alkmaar's most affordable apartment offerings, in gallery-access flats and renovated complexes. The neighborhood has two community centers, a district center, and the AZ stadium. Rental prices are significantly lower than in the center or Emmakwartier. Overdie is a serious option if you prioritize affordability over appearance.
De Mare — Large-scale and Modern
The largest new-build neighborhood in Alkmaar, built in the 1980s. Large apartment complexes, its own shopping center, and ample parking. The homes are spacious and modern, but residents sometimes mention the lack of character and the distance to the center. Rental prices are middle-class. Suitable if you are looking for a practical, spacious apartment without necessarily needing to live in the center.
Vroonermeer — The Newest Neighborhood
The most recent expansion of Alkmaar, where construction is still ongoing. Modern apartments with good energy labels, often with a balcony and private parking space. The neighborhood is quiet, green, and predominantly owner-occupied homes — the rental supply is more limited, but what is available is of high quality. Vroonermeer is the neighborhood for those seeking new-build quality and who don't mind being a little further from the center.
Huiswaard — The Overlooked Option
Between the center and Alkmaar-Noord, with a mix of social housing and owner-occupied homes from the seventies and eighties. Huiswaard scores surprisingly well among residents (8.2) and is green, child-friendly, and well-equipped. The neighborhood is leading the way in sustainability — Huiswaard 1 is one of the first neighborhoods to become natural gas-free. The apartment supply is modest but affordable. A neighborhood many renters overlook.
What Does it Cost to Rent an Apartment?
The price differences within Alkmaar are greater than you might expect. A studio in Overdie is in a completely different category than a two-bedroom apartment on the canal.
Apartments Price Breakdown in Alkmaar
| Bedrooms | Average | Median | Price Range | Available |
|---|---|---|---|---|
1 | €1,334 | €1,250 | €1,167 - €1,750 | 0 / 7 |
2 | €1,660 | €1,625 | €1,100 - €2,250 | 2 |
3 | €1,299 | €1,299 | €1,299 - €1,299 | 0 / 1 |
Alkmaar is generally more affordable than the large Randstad cities, but its popularity is rising, and that is reflected in rental prices — particularly in the center and newer neighborhoods. The difference between basic rent and total monthly costs can be significant, especially in older apartments where energy costs are higher. Always ask for the energy label and service charges before responding.
Free Sector: How it Works
Most apartments on our platform fall into the free sector. This means: no waiting list, direct response possible, but income requirements. Landlords typically require your gross monthly income to be at least three times the basic rent. For dual-income households, the combined income counts.
Since the Affordable Rent Act (2024), there is a regulated mid-segment for homes with 144 to 186 points. In Alkmaar, where rental prices are lower than in the Randstad, this can mean that a relatively large portion of the apartment supply falls into this regulated segment — with a legal maximum on the rent. This can work to your advantage.
A deposit of one to two months' basic rent is standard. Read the contract carefully — pay particular attention to the minimum rental period, notice period, and whether the property is delivered unfurnished, semi-furnished, or furnished.
The Coast Within Cycling Distance
A characteristic that sets Alkmaar apart: the North Sea coast is a twenty-minute bike ride away. Egmond, Bergen aan Zee, and Schoorl are the nearest seaside resorts. The dune area of the Schoorlse Duinen begins on the northwestern edge of the municipality. This means that as an apartment resident in Alkmaar, you not only have urban amenities but also the beach and nature right around the corner. It is one of the reasons why Alkmaar is becoming more popular with people moving from the Randstad.
Accessibility
Alkmaar has an intercity station with direct connections to Amsterdam (35 minutes), Haarlem, Den Helder, and Hoorn. The A9 towards Amsterdam and the N9 towards Den Helder connect to the city. Within Alkmaar, city and regional buses operate. For apartment seekers, the distance to the station is relevant — in the center and Overdie, you can walk, while from De Mare or Vroonermeer, you'll need the bus or a bike.
How to Find an Apartment Quickly
Alkmaar is popular, and the supply in the free sector is not endless. A good apartment in the center or Emmakwartier can be gone within days. Here's how to increase your chances:
Set up an alert. Set your filters for neighborhood, number of rooms, and maximum rent. You will receive an immediate notification when something new comes online.
Have your documents ready. Copy of ID, recent salary slips, and employment contract. A viewing in Alkmaar is typically full in thirty minutes — speed is everything.
Look wider than the city center. Emmakwartier, Huiswaard, and even Overdie offer apartments you won't find in the center — sometimes more spacious, sometimes more affordable, sometimes both.
Respond personally. A short introduction explaining who you are and what you are looking for makes a difference. Landlords in Alkmaar value a good match.
