A City Rebuilt Twice
Doetinchem received city rights in 1236, but little of that is visible when walking through the center. In March 1945, the city center was largely destroyed by three bombings. What stands now is post-war — a city that had to reinvent itself. The center is compact and clear, organized around what locals call "het Ei" (the Egg): the oval structure of the historic city center, recognizable by Hamburgerstraat, Boliestraat, and Simonsplein, where the weekly market takes place every Tuesday.
The Oude IJssel cuts through the city from east to west. The center is on the north side; the post-war expansion districts were built on the south side. The river has become a more prominent part of city life in recent years — with a promenade, waterside terraces, a marina, and the Park of Dutch Dreams, co-designed by landscape architect Piet Oudolf. It gives the city a quality you wouldn't expect based on a postcode check.
Culturally, Doetinchem has more to offer than its size suggests. Theater Amphion attracts national-level performances. Creative center de Gruitpoort programs film, music, and exhibitions. The City Museum displays a detailed model of the city as it looked before its destruction. And then there's De Graafschap — the Superboeren — which draws thousands of fans from across the region every two weeks from De Vijverberg stadium.

North of the IJssel: City Center and Oosseld
The center is the place for those who want to live within walking distance of everything. The rental housing supply here primarily consists of apartments — upper-floor residences in the shopping area and newer complexes around Hamburgerbroeklaan and Lookwartier, a recent development on the edge of the city center bordering the Kruisbergse Bossen. Parking in the center is paid, but distances are so small that a bicycle suffices for daily use.
Residents value the center for its combination of compactness and completeness: shops, hospitality, doctors, the station — everything is there. It's a logical choice for starters and singles who prefer vibrancy over space. The downside: on nights out, noise levels in the streets around Simonsplein can be high.
Oosseld and Vijverberg, east of the center, are the neighborhoods with the highest resident satisfaction in Doetinchem. Vijverberg is located in a green environment with the eponymous football stadium, Koekendaal (a forest with a petting zoo and playgrounds), and the estates of the Kruisbergse Bossen within walking distance. The housing supply consists of a mix of single-family homes and apartments, in a quiet setting that is still close to the center.
South of the River: De Huet, Dichteren, and Wijnbergen
When space ran out north of the Oude IJssel, Doetinchem crossed the river. De Huet was built between 1978 and 1992 as an entirely new district with its own amenities: shopping center De Huet, a library, a train station (Station Doetinchem De Huet), primary schools, and a sports hall. It is a practical family neighborhood where everything is organized within walking distance. The houses are predominantly from the 1980s and 90s — single-family homes, row houses, and apartments in a spacious layout. Residents rate the neighborhood highly, citing accessibility and the level of amenities as strong points.
South of De Huet and the railway line lies Dichteren, built between 1990 and 2005. This neighborhood has its own character: a historic core (the hamlet of Dichteren existed long before the district), a central square with a medical center and supermarket, and the Groene Wig — an elongated green zone that runs right through the neighborhood, from the old heart to the Wehlse Broeklanden. The football fields of VIOD are partly publicly accessible, there are playgrounds, a pond, and even a youth cave under a play hill. Dichteren attracts families looking for space and greenery but who want to be in the center within ten minutes.
Wijnbergen is the youngest expansion, under development since 2013. The neighborhood is planned for about 750 homes divided into six sub-neighborhoods, each with its own identity. The rural character of the original area — the Kapperskolk, the Wijnbergse Loopgraaf, the winding Oude Doetinchemseweg — has been consciously preserved. Cars are guests on the streets, the cyclist is central, and Dichteren is directly accessible via a bicycle tunnel under the Europaweg. Wijnbergen primarily attracts young families and starters looking for new-build quality in a green environment.

Overstegen and Bezelhorst: Affordable but Less Popular
Not every neighborhood in Doetinchem scores equally high with residents. Overstegen, built between 1967 and 1975, receives mixed reviews. The neighborhood has Park Overstegen — the largest city park — but the houses are now fifty years old, and the level of amenities is more limited than in newer neighborhoods. Rental prices are generally lower here, making the neighborhood attractive for those on a tight budget.
Bezelhorst and De Kruisberg form a mixed area: De Kruisberg has a villa-like character with larger plots and more greenery, while Bezelhorst has more post-war portico construction. Prices here are also more accessible. Those willing to compromise on one thing for another — ambiance for affordability, new construction for space — will find opportunities in these neighborhoods that do not exist in the more popular areas.
Accessibility from Doetinchem
Doetinchem is located on the A18 and is connected by train to Arnhem (approximately 30 minutes) and Winterswijk. The German border is fifteen kilometers away. Within the city, there are two train stations: Doetinchem and Doetinchem De Huet. The city and regional bus network is operated by Arriva. For daily use, the bicycle is dominant — distances within the city are limited, and there are good cycle paths to the surrounding towns.

The municipality of Doetinchem extends beyond just the city. Wehl (including Nieuw Wehl) has almost 7,000 inhabitants and its own center with shops and amenities. Gaanderen, southwest of the city, has over 5,500 residents and its own character. In both towns, free-sector rental housing occasionally appears — typically single-family homes in a quiet, rural setting. Those willing to look just outside the city significantly expand their search area.
